Repairing your existing HVAC Equipment

With over 415 years combined experience installing and servicing HVAC equipment our team has seen it all, whether it's a window unit or chill water system with automated controls. Our trucks are well stocked, so our teams can often solve the issue in a time sensitive fashion without needing to schedule a return visit.

Preventative Maintenance

We recommend quarterly filter & mechanical maintenance for most package units and split systems. This consists of:

1. The spring maintenance: an extensive visit focused on the cooling aspects of your systems in preparation for the summer months. We change blower and exhaust fan belts, replace filters, clean condensor coils, flush drain lines, add drain pan tablets to prevent clogged drain lines, and check for _______.

2. The summer maintenance: we check the belts and tension if needed, replace filters, and check to make sure the cooling aspects are operating correctly.

3. The fall maintenance: an extensive visit focused on the heating aspects of your systems. We check the belts and tension if needed, replace filters, and test the heating operation. Due to the dust that has accumulated during the year, we schedule this visit further in advance so the fire alarm systems can be bypassed. Once our maintenance has been completed the fire alarm systems will need to be put back to the standard operating mode.

4. The winter maintenance: we check the belts and tension if needed, replace filters, and check to make sure the heating aspects are operating correctly.

Depending on the type of filters & amount of dust and other particles being caught in the filters, additional filter visits may be needed.

During each mechanical visit, our team checks for potential issues so we can resolve these before it results in a major repair or emergency service call.

We also recommend quarterly maintenance for most mini split systems. Procedures are similar to those listed above with the exception that mini split units do not have belts and the filters are washed and reinstalled. For chillers, boilers, water source heat pumps, and other systems the maintenance schedule varies depending on the types of equipment you have.

We understand that you may have additional checkpoints, forms, or scheduling requirements. Let us know what these are and we can set up a maintenance plan to fit your specific needs.

System Inspection and Condition Reports

We commonly perform move-in and move-out inspection and condition reports for property management and/or tenants.

When inspecting HVAC systems, this includes checking and testing the service disconnects for safe and proper operation, testing the heating and cooling aspects of each HVAC system, checking refrigerant levels, internal wiring, belt and filter condition, and checking condensor and evaporator coils for dirt build-up that could affect the operation of the unit. For warehouse heaters and exhaust fans, we check and test the breaker disconnects, belt condition, and verify proper operation.

While we can provide an approximate cost and timeframe for an inspection, these inspections are billed by the hour as we can run into unexpected issues or have to spend extra time tracking down the location of unidentified thermostats or breaker disconnects for equipment. If we run into issues or delays we will contact you to get authorization before exceeding the costs initially discussed.

For larger buildings (20-30+ systems) if you can provide the location of breaker panels and identify where thermostats are located, this will reduce our time on site and will reduce your inspection and report cost. The most common issue we find are large warehouses where warehouse heater breakers are not labeled / mislabeled.

While the inspection is the same, we offer two different condition reports. Please specify which type of report you need when scheduling the inspection, and if you need additional details (suite numbers, asset tag numbers, etc.) or have specific reporting forms or other requirements.
