Preventative Maintenance
Routine maintenance is essential for system longevity and performance. We offer quarterly maintenance plans tailored to your facility's needs.
We recommend quarterly filter & mechanical maintenance for most package units and split systems. This consists of:
1. The spring maintenance: an extensive visit focused on the cooling aspects of your systems in preparation for the summer months. We change blower and exhaust fan belts, replace filters, clean condensor coils, flush drain lines, add drain pan tablets to prevent clogged drain lines, and check for proper operation and performance.
2. The summer maintenance: we check the belts and tension if needed, replace filters, and check to make sure the cooling aspects are operating correctly.
3. The fall maintenance: an extensive visit focused on the heating aspects of your systems. We check the belts and tension if needed, replace filters, and test the heating operation. Due to the dust that has accumulated during the year, we schedule this visit further in advance so the fire alarm systems can be bypassed. Once our maintenance has been completed the fire alarm systems will need to be put back to the standard operating mode.
4. The winter maintenance: we check the belts and tension if needed, replace filters, and check to make sure the heating aspects are operating correctly.
Depending on the type of filters & amount of dust and other particles being caught in the filters, additional filter visits may be needed.
During each mechanical visit, our team checks for potential issues so we can resolve these before it results in a major repair or emergency service call.
We also recommend quarterly maintenance for most mini-split systems. Procedures are similar to those listed above with the exception that mini-split units do not have belts and the filters are washed and reinstalled. For chillers, boilers, water source heat pumps, and other systems, the maintenance schedule varies depending on the types of equipment you have.
We understand that you may have additional checkpoints, forms, or scheduling requirements. Let us know what these are and we can set up a maintenance plan to fit your specific needs.
System Inspection and Condition Reports
We commonly perform move-in and move-out inspection and condition reports for property management and/or tenants. Our detailed evaluations ensure that HVAC systems are functioning safely, efficiently, and in compliance with operational standards.
Our inspection process includes a thorough assessment of service diconnects to verify safe and proper operation, as well as testing the heating/cooling functions of each unit. We check refrigerant levels, internal wiring, belt and filter conditions, and inspect condenser and evaporator coils for dirt build-up that may impact system performance.
For warehouse heaters and exhaust fans, we check and test the breaker disconnects, assess belt conditions, and confirm proper operation to maintain a safe and efficient environment.
These inspection services are billed hourly, as unforeseen challenges may arise, such as having to spend additional time tracking down the location of unidentified thermostats or breaker disconnects for equipment. We provide an initial cost estimate, but if additional time or services are required, we will always seek authorization before exceeding the costs initially discussed.
For larger buildings (20-30+ systems) providing detailed information - such as breaker panel locations and identifying where thermostats are located - can significantly streamline our inspection process, reducing both time onsite and overall cost. One of the most common issues we encounter in large warehouses is mislabeled/unlabeled heater breakers, which can lead to inefficiencies and operational disruptions.
While the inspection is the same, we offer two different condition reports based on your specific requirements. When scheduling an inspection, please specify the type of report needed, and any additional details (suite numbers, asset tag numbers, etc.) or any specific reporting forms that are needed, to ensure we meet your expectations.

Test & Balancing your existing systems
Proper airflow and system efficiency are critical for maintaining a comfortable indoor environment, while optimizing energy usage. Our testing & balancing services ensure that your HVAC system is operating at peak performance by verifying and adjusting air distribution, system pressure, and overall functionality.
If you've recently renovated your office, or are experiencing inconsistent temperatures throughout your space, our team can re-balance your HVAC system to provide even airflow and improve comfort. Our comprehensive testing process identifies airflow inefficiencies and pressure imbalances, ensuring that conditioned air is properly distributed across all areas. Once the T&B is complete, we will provide detailed recommendations, including potential duct modifications or system reconfigurations, to further enhance performance and efficiency.
